Ask a landlord when the detectors were last tested, and you will usually get an answer. Ask when the dryer vents were last cleaned, and the answer is often a pause. It is a blind spot with a real cost attached, because a clothes dryer is the one appliance in a rental unit that combines a heating element, a continuous supply of fine flammable fiber, and a duct that nobody looks inside for years at a time.
The Failure Mode Is Simple and Entirely Preventable
Lint is shed fiber. It is dry, it has enormous surface area for its weight, and it ignites easily. The lint screen catches a portion of what comes off a load; the rest travels into the duct, where it settles on every ridge, elbow, and screw penetration along the run.
As deposits build, airflow drops. Lower airflow means heat that should be leaving the appliance stays inside it. The dryer runs longer to finish a load, which means more heat, which means more deposition. It is a loop that tightens on itself until either a thermal cutoff trips or lint reaches ignition temperature.
The National Fire Protection Association’s research on home fires involving clothes dryers and washing machines identifies failure to clean as the leading contributing factor in home dryer fires, accounting for roughly a third of them, with dust, fiber, or lint the most common item first ignited. Very few appliance fire causes are that concentrated in a single, cheap, entirely controllable maintenance task.
Why Rentals Are Worse Than Owner-Occupied Homes
Four things compound the risk in a rental portfolio.
Nobody owns the task. A homeowner who notices towels taking two cycles eventually investigates. A tenant assumes the dryer is old and moves on, because it is not their appliance and not their repair bill. The information never reaches you.
Turnover erases history. Each new tenancy resets institutional memory. Unless cleaning is on a schedule tied to the property rather than to a tenant complaint, the interval quietly stretches to never.
Duct runs in multifamily buildings are long and unforgiving. Interior laundry closets in apartments and townhomes often route exhaust through a wall, up through a chase, and out at the roof. The longer the run and the more elbows in it, the faster deposits accumulate and the less likely anyone is to inspect the far end.
Flexible foil and plastic transition ducts. These are still found behind machines in older units. They crush when a dryer is pushed back into place, and the ribbed interior catches lint the way a smooth metal duct does not. What Tenants Notice Before You Do
Train your maintenance intake to treat these as safety items, not comfort complaints:
- Loads taking more than one cycle to dry, especially towels and bedding
- The top of the dryer or the laundry room itself running hot during a cycle
- A burning or scorched smell during operation
- The exterior vent flap not opening, or opening only slightly, while the dryer runs
- Visible lint accumulating around the outside vent hood
- The dryer shutting off mid-cycle on its own
Any one of these means airflow is restricted. Two or more means it should be looked at before the unit runs again.
A Maintenance Standard That Actually Holds
Put vent cleaning on the calendar, not on the complaint queue. An annual interval is a reasonable default for a single-family rental. Multifamily units, units with long duct runs, and any unit housing a large household or a home business with heavy laundry volume warrant more frequent service.
Clean the whole run, not the first three feet. Pulling the machine out and vacuuming the visible duct feels productive and misses the section that matters. Replace foil and plastic transition duct with rigid or listed flexible metal. This is a small parts cost and it removes an entire category of failure.
Check the termination, not just the duct. Vent hoods get blocked by bird nests, wasp nests, and crushed flaps. A duct cleaned at the appliance end and blocked at the exterior end is still a restricted duct.
Document it. Date, unit, scope of work, and who performed it. If a fire ever does occur, a maintenance record is the difference between demonstrable diligence and an argument you cannot support. It also matters at renewal, when carriers ask what preventive maintenance program is in place.
Write It Into the Lease and the Move-In Walkthrough
Two clauses cost nothing and change behavior. First, require tenants to clean the lint screen after every load and to report any of the warning signs above. Second, reserve the right of access for scheduled vent maintenance with standard notice, so the work is not dependent on a tenant being available and willing.
Cover it verbally at move-in as well. Most tenants have never been told that a dryer vent is a fire risk rather than an efficiency issue, and the ones who have been told tend to report problems earlier.

The Economics Are Not Close
Annual vent cleaning across a portfolio is a rounding error against a single unit taken offline by fire. Even a fire contained to the laundry closet means smok odor through the unit, displaced tenants, lost rent, a deductible, and a claim on the loss history that follows the property. The preventive version is a scheduled appointment. The reactive version is a restoration project.
The task is unglamorous, easy to defer, and one of the highest-return line items in a residential maintenance budget.
